Below are the statistics I have compiled for Buckhead home sales in April 2009. These numbers reflect single-family detached homes in area 21.
Homes Sold in April - 33 (up from 28 in March)
Average List Price - $1,390,433 (up from 855,600 in March)
Average Sales Price - $ 1,095,827 (up from 785,375 in March)
Average Sales Price/List Price Ratio - 78.8% **
Average Days on Market - 110 Days
Months of Current Inventory:
*New Homes - 20.3
*Resale - 19.6
Pending Sales in Buckhead
Number of Homes Currently Pending - 54!!! with another 29 with either contingencies or in the due dilligence period
Average List Price of Pending Homes - $925,600
I would like to point out that in the month of April we saw the most expensive home sale in Buckhead since 2006. 3650 Tuxedo Road "Descante" closed for $10,500,000 (listed for $16,900,000). That sale and reduction had a pretty big affect on our averages so I think it's important to look at a couple of those numbers without that sale so we are comparing apples to apples. Without that sale, the average sales price would be $801,946 and the average sales price list price ratio climbs 10% to 88.5%.
Looking at these numbers you will see that we are looking better in every category from number of homes sold to average sales price to sales price/list price ratio. Carol and I are seeing our business pick up and our buyer traffic increase which is great. There seems to be positive news around every corner so we are staying very positive on the outlook for Atlanta's real estate market.
